This property is backed by a corporate guaranty and is leased to Take 5 Oil Change, providing additional security and peace of mind for the investor.
As part of the acquisition, Todd Simonsen negotiated a long-term sale-leaseback with Take 5 Oil Change, securing favorable terms that offer consistent, predictable cash flow without landlord responsibilities. This sale-leaseback arrangement provides the client with the benefits of a strong corporate guarantor, reducing investment risk while maximizing income stability.
